Use of the property

• The unit is for use as a private residence only. No business, trade, or commercial activity may be run out of it.
• Keep your room and shared facilities clean and undamaged. Damage that is not corrected by the tenant will be repaired by Metro X Realty and billed to whoever is responsible.
• Comply with all health, sanitation, fire, housing, and safety laws.
• No illegal activity on or around the property.

Leading Tenant

One point of contact per unit. Each unit has one Leading Tenant, and the administration reaches them first through the unit's GroupMe group. The Leading Tenant passes on updates, door codes, Wi‑Fi details, and policies to roommates, and raises the unit's questions back to us. Route non-urgent questions through them. If you are not sure who your Leading Tenant is, ask us.

Roommates and joint responsibility

When more than one tenant signs a lease together, all tenants are jointly responsible for each other's obligations and for the condition of the unit. Everyone is responsible for full rent if a roommate does not pay, and shared-area damage and cleanliness are everyone's responsibility unless one tenant is clearly at fault. See Rent & Payments.

House rules

• Smoking: strictly not permitted anywhere on the property.
• Pets: allowed only with the landlord's prior permission.
• Shared spaces: keep hallways, kitchens, and common areas clean and clear.
• Safety: lock exterior doors and windows when you leave, and never prop exterior doors open. Report anything unsafe through Maintenance Requests.
• Locks and keys: do not add, change, or re-key any lock without prior written agreement. For a lost key, contact us — a lock change billed to the tenant may be required.
• Mattress protectors: mandatory on every bed.
• Laundry: use either facility, at 2150 12th Street or 2151 12th Street.
• Trash and recycling: included in rent. Pickup schedule and bin location are shared at move-in.
• Guests and visitor parking: policies are not set yet and will be added here.
